One honest limitation: a heat pump takes warmth from the air, so it cannot hold temperature during a cold snap. It aims for about 85°F between 8:00 AM and noon and 3:00 PM to 7:00 PM from January through April, and it struggles when overnight air drops below about 60°F. Running it overnight does not help.

Yes. You are welcome to tie a boat up at the private dock on the canal. The boat lift is off limits — nobody in your party, including children, may use or climb on it, as it may be in use by the owner or others. Boat trailers are not permitted on the property. The nearest ramp and rentals are at Rose Marina, about 3.3 miles away.

The closest public beach access is 0.7 miles away — a 15 to 20 minute walk depending on pace and how much beach gear you are carrying. That is City South Beach Access, which has no parking of its own. South Marco Beach is 1.3 miles with paid parking, and Tigertail Beach, with its lagoon and rentals, is 3.5 miles. Beach chairs, an umbrella, a wagon, a cooler and sand toys are in the garage for you to use.

Up to 8 guests. The guest making the booking must be at least 25 years old and stay at the property for the whole reservation. A guest list with the full names and ages of everyone staying overnight or visiting is required at least 24 hours before arrival, and anyone not on the reservation is charged $150 per person, per night.

Earlier check-in or later check-out is sometimes possible on request. The times are otherwise firm because of the cleaning schedule.

Up to two cars in the driveway. The garage is not available to guests. Do not park on swales or on sidewalks — Marco Island city ordinance fines run to as much as $1,700 per day.

Yes, high-speed Wi-Fi throughout the house. There is also a desk and workspace in the primary bedroom if you need to work during your stay. The network name and password are in the guest portal once your booking is confirmed.

Yes, outdoors only. They cover the front, back and side yards, the inside and outside of the garage, and one faces the rear boat dock. They monitor entry and exit points and stay operational throughout your stay. This is also set out in the waiver you sign before check-in and in our privacy policy.

Two nights is the usual minimum, but it can vary by arrival date — some dates carry a longer minimum. The booking calendar shows the requirement for the dates you pick.

Yes. There is a short waiver to sign in the guest portal, covering the pool, the dock and the canal. It is a condition of the stay and check-in cannot be completed without it. You sign it online before you travel — there is nothing to print or bring.

For bookings made directly with us, the policy is set out in full in our Terms & Conditions: a full refund 30 days or more before check-in, 50% between 7 and 30 days, and no refund inside 7 days, plus a 24-hour grace window if you booked at least a week ahead.
